NestMath is a collection of free mortgage and real estate calculators built for people making one of the biggest financial decisions of their lives. Every tool on this site is designed to give you an accurate, transparent view of your numbers — before you talk to a lender, sign an offer, or commit to a refinance.
We cover the full spectrum of home financing: conventional mortgage payments, FHA/VA/USDA loan comparisons, refinance break-even analysis, extra payment strategies, affordability checks, closing cost estimates, and more. Each calculator includes detailed educational content explaining the math, the terminology, and the trade-offs involved.
Why We Built This
Most mortgage calculators online oversimplify the math, showing only principal and interest while hiding the true cost of taxes, insurance, and PMI. We built NestMath because we wanted a tool we'd actually trust when making our own financial decisions.
Every calculator on NestMath runs entirely in your browser. Your income, home price, loan details, and every other number you enter stays on your device. Nothing is sent to a server, nothing is stored, and nothing is shared. There are no accounts, no sign-ups, and no data collection.
Our Methodology
NestMath calculators use standard amortization formulas, current federal guidelines, and published program rules (FHA MIP schedules, VA funding fee tiers, USDA guarantee fee rates, PMI thresholds under the Homeowners Protection Act). We cross-reference our results against multiple industry-standard sources to ensure accuracy.
All financial math is implemented in tested, modular code — not embedded in page templates. This means every calculator that shares inputs (loan amount, rate, term) produces consistent results. Our test suite validates formula correctness, boundary conditions, and cross-calculator consistency.
Editorial Standards
Content on NestMath is written to inform, not to sell. We do not promote specific lenders, loan products, or financial services. Educational content alongside each calculator explains how the underlying math works, what the key trade-offs are, and when a particular strategy does or doesn't make sense. We update content when regulations, fee schedules, or standard lending practices change.
